Cocoa Beach is our closest beachside market, a short run over the causeway from our Cocoa shop. Most jobs here are condo garages, ground-floor entries, and beachside patios — the kind of surfaces that take a daily beating from sand, salt air, and tracked-in sunscreen.

The building stock is split. High-rise condo towers along A1A typically sit on poured-in-place podium slabs and shared parking levels that collect vehicle runoff, HVAC condensation, and salt-laden grit. Single-family homes and duplexes closer to the causeway and Cape Shores are older, beachfront slabs that have often been sealed, painted, or patched already. Both start with aggressive diamond grinding — acid etching doesn't remove salt contamination, it buries it.

Salt exposure is the real variable here, not just humidity. Beachside air deposits chloride on every horizontal surface, and a coating bonded to contaminated concrete will blister and peel. We grind down to clean, sound concrete, moisture-test, and use a primer rated for coastal conditions before any decorative layer goes down.

For condo work, we coordinate with building management, follow access and noise rules, and stage material through service elevators or loading docks. We phase parking-level coatings so residents keep access to their cars, and we use low-odor, fast-cure systems so we're not airing out an occupied building.

Cocoa Beach floors also need a finish that rinses clean. We finish garage and entry floors with a UV-stable polyaspartic topcoat that resists yellowing from sun exposure and shrugs off hose-downs, and patios get a textured broadcast for grip when they're wet.

Will your coatings hold up to Cocoa Beach salt exposure?

Yes, but only because of the prep. Salt deposits have to be ground off down to clean concrete before any coating goes down — sealing salt in is what causes peeling. We use a coastal-rated primer and a UV-stable polyaspartic topcoat on top.

Do you work in condo communities with access rules?

Regularly. We coordinate with building management on service-elevator access, parking-lane phasing, noise windows, and material staging so residents keep using their cars and the building stays operational.

My beachside garage floor is stained with old sealer. Can it be coated?

Usually. Failing sealer, paint, and surface staining come off with diamond grinding as part of prep. If a slab is deeply contaminated or saturated, we flag it during the estimate and build the system around it.

Are epoxy floors slippery when wet near the beach?

Smooth garage floors can be, so patios, pool decks, and wet entries get a textured broadcast finish for traction. Indoors, a scratch-resistant topcoat gives a cleanable surface without the slip risk.

How long is a condo garage out of service during coating?

We phase it so only one lane or section is closed at a time. A given section is walkable in about 8 hours and back to vehicle traffic in about 72 hours, and we sequence the lanes so residents always have access to their cars.
